The site is a portfolio
Everything here describes work we have done. It is not an offer of services, a fee quote, or professional advice, and nothing on it creates a client relationship. That starts with a signed agreement, not a page view or a form submission.
Drawings and photography
The plans, photographs, and text on this site belong to Lake Effect Architects, Inc. or to the photographers and clients who own them, and are published here to show our work. You may look at them, link to them, and share the pages. You may not reproduce the drawings, republish the photography, or present any of it as your own work without asking us first.
Architectural drawings shown here are records of specific buildings on specific sites. They are not construction documents and must not be built from.
Project descriptions
Project pages describe what was designed and built, including areas and dates. Figures are given as accurate summaries rather than certified measurements. Where a page shows a study or proposal rather than a finished building, it says so.
Accuracy
We keep this site current, but it is a portfolio and not a contract. Availability, fee structures, and timescales change. Anything that matters to a decision you are making should be confirmed with us directly.
The Ask panel
The Ask panel answers from the text of this site and points you to the relevant page. It is a convenience, it can be wrong, and its answers are not advice or a commitment. Where it matters, read the page it links to or ask us.
Links out
Where we link to another site, we do not control it and are not responsible for what is on it.
Liability
The site is provided as it is. We are not liable for loss arising from using it or from being unable to use it. Nothing here limits liability that cannot be limited by law, including for our professional services under a signed agreement, which are governed by that agreement rather than by this page.
Governing law
These terms are governed by the laws of the State of Illinois.
